Requirements

  • Age 50 or older
  • Passport valid for at least 18 months
  • 800,000 THB deposited in a Thai bank account (seasoned for 3 months before application)
  • OR monthly income/pension of at least 65,000 THB
  • OR a combination: income plus bank deposit totaling 800,000 THB
  • Health insurance with minimum coverage: 40,000 THB outpatient / 400,000 THB inpatient
  • Criminal background check from your home country (apostilled)
  • Medical certificate (issued within 3 months)

    Confirm you meet the age requirement and can satisfy either the bank deposit or income method.

    Prepare financial documents

    Open a Thai bank account and season the required funds, or gather proof of pension or regular income.

    Obtain health insurance

    Source a policy meeting Thai immigration requirements. We can advise on approved providers.

    Submit your application

    Apply at a Thai embassy abroad for a Non-Immigrant OA visa, valid for one year with re-entry.

  5. 5

    Annual renewal in Thailand

    Renew each year at your local immigration office. Our team handles paperwork and accompanies you if needed.

  6. 6

    90-day reporting

    While in Thailand, report your address to immigration every 90 days. We can file this on your behalf.
